Retiring to Andorra or living on your investments

Why Andorra for your retirement

  • No wealth tax or inheritance tax and a top income tax rate of 10%; savings income is taxed at 10% with €3,000 exempt.
  • One of the safest countries in Europe, with good healthcare and leading hospitals a few hours away in Barcelona and Toulouse.
  • Nature, peace and quiet, and an English-speaking international community.
  • Your home counts towards the required investment: you buy your house and meet the requirement at the same time.

Your residency: passive (no work)

This is the route for people who live on their income or assets. The current requirements are:

Investment€1,000,000 in Andorran assets; for real estate, each property must be worth more than €800,000
ContributionA non-refundable €50,000 to the AFA, plus €12,000 per dependant
IncomeAt least 300% of the minimum wage (about €56,500 a year in 2026), plus 100% per dependant
HealthcarePrivate health insurance
StayAt least 90 days a year in Andorra

Tax: what changes

Andorra has no wealth or inheritance tax, and savings income is taxed at 10%. How your pension is taxed depends on the treaty with your country and the type of pension: under the UK–Andorra treaty, in force since December 2025, private and workplace pensions are generally taxed only in Andorra, while government service pensions stay taxable in the UK. Remember that UK inheritance tax can still apply for 3 to 10 years after you leave. To be tax resident and pay tax only in Andorra you must live here more than 183 days a year.

Homes that meet the requirement

For passive residency, each property you buy must be worth more than €800,000. These are the homes in our portfolio above that threshold, including new-build townhouses and houses in Ordino and La Massana.

  3. Top up the investment to €1M if needed and prepare the AFA contribution.
  4. Apply for passive residency with health insurance and proof of income.
  5. Move in and spend at least 90 days a year here (more than 183 to be tax resident).
